What is a Home Inspection?

 

A home inspection is a non-invasive visual examination of the home’s major structure, systems and components that are visible and safely accessible. Cosmos inspections uses the latest tech and tools to make sure the job is done right. 

 

Cosmos Inspections will then deliver a  written report with HD photos of the inspectors’s findings and recommendations based on InterNACHI's Standards of Practice. 

 

 

When Does a Home Inspection Happen During a Home Sale?

 

A general home inspection more often than not happens after a contract is signed between the buyer and seller of the property. 

 

In the contract there is an agreed upon time frame known as the inspection period where the buyer may higher a licensed home inspector to complete the inspection. During this period, if the inspection reveals something that the buyer does not feel is acceptable the buyer can cancel the contract, often without losing the escrow deposit.  

 

What Happens During a Home Inspection?

 

During a general home inspection the inspector will spend 2-4 hours on an averaged size home walking the entire interior and exterior of the property. The inspector will take note of all broken, defective or hazardous issues with the home. 

 

Please make sure we have access to:

• The attic

• Electrical panels

• Water heater

• HVAC equipment

 

Who Should Be Present During the Home Inspection?

 

Although anyone involved in the transaction may attend the inspection, it is always recommended by Comsos that the party who scheduled the inspection, our client or their representative realtor, be present. 

 

A home inspection report is a lengthy document and it may be easier to understand the main points when they are described in person.
